Notaries: Home sales grow by 14.4 percent year-on-year

In October 2021, compared to October 2020, the sale of homes rose by 14.4% and the granting of mortgage loans for the acquisition of housing by 7.0%. On the other hand, the incorporation of new companies was reduced by 7.0%.

More home sales and at a higher price

Purchase and sale of Housing and average prices

The number of sales increased by 14.4% year-on-year nationwide, reaching 56,958 units and the average price per square meter stood at €1,485/m², registering an increase of 7.9% year-on-year.

By type of housing, sales of flats increased by 17.2% year-on-year, reaching 42,194 units, while single-family units increased by 7.3% year-on-year, reaching 14,764 units.

The prices of flats had an increase of 4.3% compared to the same month of the previous year, reaching € 1,661 / m², while the price of single-family homes averaged € 1,212 / m², registering an increase of 13.3%.

Increase in sales by autonomies

Sale by type of housing

The sale of housing grew in thirteen autonomies. The largest increase was recorded in the Balearic Islands (39.4%) and the largest decline in Extremadura (-7.1%).

The Autonomous Communities where an evolution above the national average was registered were: Balearic Islands (39.4%), Cantabria (24.9%), Navarra (23.3%), Andalusia (20.6%), Galicia (19.4%), Basque Country (18.2%), Canary Islands (17.5%), Valencian Community (17.2%), Catalonia (16.3%), Madrid (13.1%) and Castilla y León (10.8%). Housing sales in Castilla-La Mancha (2.3%) and Murcia (1.6%) also showed increases, although in the single digits.

On the other hand, falls were registered in the four remaining autonomies: Extremadura (-7.1%), La Rioja (-6.9%), Aragon (-5.0%) and Asturias (-3.6%).

Increase in the price of housing

Average price per m2 per type of housing

The price of m² rose by 7.9% year-on-year nationwide. In eleven autonomies there was an increase in the price of housing and in the remaining six it decreased.

By order of magnitude, double-digit increases were recorded in: Navarra (39.2%), the Balearic Islands (23.0%), Andalusia (16.1%), Madrid (11.1%), Cantabria (10.8%) and the Valencian Community (10.2%). The increases were in the single digits in Catalonia (9.0%), Murcia (8.2%) and Castilla y León (7.2%), Galicia (7.0%) and Asturias (1.8%).

On the other hand, La Rioja (-45.4%), the Canary Islands (-16.1%), Aragon (8.3%), the Basque Country (-6.8%), Extremadura (-4.1%), and Castilla-La Mancha (-2.0%) registered setbacks.

Increase in loans for home acquisition

In October, mortgage loans for home acquisition grew by 7.0% year-on-year nationwide, to 26,570 operations. The average amount of these amounted to 1.9% year-on-year, reaching € 142,626 on average.

The percentage of home purchases financed by a mortgage loan stood at 46.6%. In addition, in this type of purchases with financing, the amount of the loan represented on average 73.3% of the price.

At the regional level, mortgage loans for the acquisition of housing grew by ten Autonomous Communities, reaching double-digit rates in the Balearic Islands (32.0%), Cantabria (26.3%), the Canary Islands (20.5%), Catalonia (11.9%), Galicia (11.8%), the Basque Country (11.0%) and Andalusia (10.8%). On the other hand, falls were recorded in Asturias (-14.3%), Aragon (13.1%), Castilla-La Mancha (-11.6%), Murcia (-7.8%), Navarra (-4.0%), Extremadura (-2.2%) and Castilla y León (-1.5%).

As for the average amount of mortgage loans for the acquisition of housing, a disparate evolution was again observed at the regional level, as they grew in twelve Autonomous Communities and decreased in the remaining five. The increases in Andalusia (13.0%), the Canary Islands (8.9%) and Galicia (7.5%) and the setbacks in Aragon (18.5%) and La Rioja (-11.8%) stood out.

Increase in the incorporation of companies

Data from the Notariat Statistical Information Center also reveal that in October 2021 the incorporation of companies fell by 7.0% year-on-year, to 8,072 new companies. Of these, companies with a foundational share capital of between € 3,000 and € 4,000 reached 6,161 new companies, representing a decrease of 6.4%. Within these, the average capital of incorporation was € 3,026.

At the regional level, the creation of new companies increased in seven Autonomous Communities, reaching double-digit rates in La Rioja (18.0%) and Cantabria (17.5%). On the other hand, it decreased in the remaining ten autonomies, highlighting the Basque Country (-28.6%), Asturias (-26.0%), Aragon (-25.8%), Extremadura (-25.3%), Navarra (24.4%), Castilla y León (22.6%) and Murcia (-20.0%).
